As-Built documentation for architecture and construction

3D scanning, DWG drawings, and BIM models of existing buildings. Accurate, fast, complete. No manual surveying needed.

The Problem We Solve

Renovation or conversion projects start with what already exists. But existing documentation is often incomplete, outdated, or missing entirely. Traditional surveying is slow, expensive, and never captures everything.

KYUBIX replaces that process. A single scan covers the entire building, every wall, every door, every column, with millions of measurement points at ±20mm accuracy. The result is a complete digital copy of the building from which our team of architects produces drawings and BIM models.

Three Service Levels

Level 1: 3D Scanning

We come to the site, scan the building, and deliver raw 3D data.

  • E57 point cloud file (compatible with AutoCAD, Revit, ArchiCAD, Procore, Navisworks)
  • 3D Virtual Tour with measurement tools (hosted online)
  • Schematic floor plans (auto-generated from scan data)

Ideal for clients who have in-house capacity for drawing or modeling and need an accurate base.

Level 2: Scan-to-DWG (As-Built Drawings)

Everything in Level 1, plus professional 2D CAD drawings produced by our team of architects from the point cloud data.

  • Floor plans (per level)
  • Ceiling plans (per level)
  • Cross sections and longitudinal sections
  • Elevations (per facade)
  • Structural layers (columns, beams, load-bearing walls)
  • MEP layers (visible routing, major equipment)

All drawings delivered in DWG format on organized layers with consistent annotation standards.

Level 3: Scan-to-BIM

Everything in Level 1, plus a full 3D BIM model built from the point cloud.

  • BIM model at LOD 200 or LOD 300 (as agreed)
  • Delivered in Autodesk Revit (.rvt) and/or ArchiCAD (.pln)
  • Architectural, structural, and MEP elements modeled per scope

LOD 200 includes generic representations of building elements. LOD 300 adds specific geometry and dimensions. The exact scope of elements to model is defined in the project SLA.

How We Work

01

Consultation & Agreement

We discuss the project, define scope, sign the SLA

02

On-Site Scanning

A single operator scans the entire building

03

Data Processing

Registration, QA, point cloud and virtual tour delivery

04

First Draft

Initial set of drawings or BIM model for review

05

Client Review

Your comments and markups

06

Revisions & Completion

Comments applied, remaining work completed

07

Final Delivery

Complete package, walkthrough meeting, sign-off

Typical Timelines

Scan only: 1-2 weeks
Scan + DWG: 4-6 weeks
Scan + BIM: 5-8 weeks

Construction Progress Monitoring (Add-on)

For active construction sites, periodic 3D scanning during construction to document progress. A visual timeline, remote site access, and notes and tags for tracking issues.

Scanning on an agreed schedule (weekly, biweekly, or monthly). Each visit produces a new time-stamped 3D virtual tour.
