A building digital twin is an accurate digital model of an existing structure, built from real measurements of the space rather than assumptions. It is created by 3D laser scanning that records every surface exactly as it is, and that record becomes a model you can review, measure, and share without another site visit. Unlike original design drawings, a digital twin shows the building in the condition it is actually in today.

What is a building digital twin?

A digital twin is a faithful digital copy of a physical asset. For buildings, that means a precise record of the geometry of a space: walls, openings, heights, services, and the relationships between every element, all in one place and in a single coordinate system.

The key phrase is "as-built condition". Design documentation describes how a building was meant to look. A digital twin shows how it looks after every alteration, extension, and year of use. That is why it is useful to anyone who cares about the real state of a building rather than an intention from decades ago.

A digital twin is not a single format. It can be an interactive virtual tour, a raw point cloud, or a full BIM model, depending on what you need. We cover these levels further down.

How is a digital twin made?

The path from building to model has three clear steps.

Step 1: LiDAR scanning. A crew comes on site with a scanner. The device emits light pulses and measures how long each takes to return, then records the geometry of the space from millions of such measurements. We use the Matterport Pro3, a latest-generation LiDAR scanner, with documentation accuracy on the order of ±20mm. A mid-sized building is captured within a single day.

Step 2: point cloud. The individual scans are registered, meaning stitched into one connected record of the space. The result is a point cloud: a dense mesh of coordinates describing every visible surface. It is delivered in the standard e57 format, which every serious design tool can read. The point cloud is the source of truth for everything that follows.

Step 3: the model. From the point cloud we build whatever you need. For reviewing a space, that is a virtual tour. For design work, that is a BIM model in tools such as Revit or ArchiCAD, where each wall, slab, and opening becomes an element with its own properties. What is a digital twin used for in practice?

A digital twin is most useful where the cost of an error is high and returning to site is expensive or impractical. A few typical uses:

  • Facility management and building operations. The digital twin becomes the basis for maintenance planning, the layout of services, and space management. The team responsible for the building has accurate insight without a physical walkthrough.
  • Renovation and refurbishment. The designer starts from the real condition rather than outdated drawings. Fewer surprises on site means fewer design revisions and delays.
  • Sales and leasing. A virtual tour lets prospects visit the space remotely, at any time, with accurate dimensions at hand.
  • Documenting before works. A record of the existing condition protects every party, because it captures the building before anything changes.

Once created, a single scan serves several teams in parallel, each for its own purpose. That is the heart of the value: one site visit, many uses.

How much does a building digital twin cost?

The cost does not come down to a single item. It depends on several factors:

  • Building size and complexity. A larger, more irregular space takes more time on site and in processing.
  • Delivery level. A virtual tour, a point cloud, and a BIM model differ in the scope of work.
  • Model level of detail (LOD). A more detailed BIM model requires more modeling.
  • Access to the space. Furniture, operating hours, and access to certain zones affect the schedule.

Digital twin versus virtual tour: what is the difference?

This is a common point of confusion. A virtual tour is one form of digital twin, but not the only one.

A virtual tour is meant for review: you walk through the space in a browser, get a feel for the layout, and measure basic dimensions. It is perfect for sales, leasing, and presentation.

A digital twin in the full sense goes further. Alongside the visual walkthrough, there is measurable geometry in the form of a point cloud or BIM model, used for design, renovation, and building management. In other words, every virtual tour is a kind of digital record, but not every digital twin is only a tour.
